Introduction to the project's concept and vision

Located just off OMR near the Toll Plaza, 76 Krea sits at the beginning of Chennai’s technology corridor. With MRTS and the upcoming Metro line within easy reach, and last-mile connectivity via buses and shared autos just 500 meters away, the project ensures ease of access for both talent and clients.
The G+4 structure offers ~48,000 sq.ft. of rentable space with 12,000 sq.ft. average floor plates—ideal for scaling teams. With a dedicated rooftop cafeteria zone and contemporary grand lobby, 76 Krea brings together productivity and visual identity in a seamless form.
Targeting LEED Gold and WELL Silver certifications, 76 Krea is part of MINT’s new generation of ESG-compliant buildings. Designed for both environmental performance and occupant wellbeing, the project integrates rainwater harvesting, sewage treatment (STP), and natural light-optimized floor planning.
With 50 car parks, 99 bike parks, and 3 high-speed elevators including a stretcher lift, the project is built to support modern workplace safety and operations. 11.5 ft clear height across all floors ensures a bright, open, and adaptable workspace.

76 Krea brings the feel of a premium, boutique office space into a scalable, functional structure. The form is intentionally compact, while maintaining the sharpness and presence of a landmark commercial asset.
Every design element—from circulation to light ingress—has been crafted for clarity and comfort. The result is a building that feels intuitive to navigate, flexible in use, and architecturally coherent from stilt to terrace.
The building façade is clean and purposeful—but it's the interior that elevates the experience. The sculpted, multi-texture lobby uses layered lighting, curated finishes, and flowing space transitions to make a quiet but bold impression.

Targeted for LEED Gold and WELL Silver, 76 Krea is built to meet global sustainability and wellness standards. With CI compliance, water conservation systems, and energy efficiency in mind, the project enables businesses to align real estate with responsible growth goals.
The building is equipped with three elevators—including a stretcher-compliant lift—and is pre-fitted with shafts for seamless tech and power integrations. 11.5 ft ceiling heights and flexible floor plates allow for diverse workspace models, from private offices to collaborative layouts.
