Introduction to the project's concept and vision
Strategically positioned within Perungudi Industrial Estate, just off OMR Zone 1, ONE Perungudi Tower offers unmatched last-mile connectivity. With MRTS just 300 meters away, proposed Metro access at 250 meters, and direct access to bus and shared auto routes, the location ensures smooth accessibility for both talent and leadership teams.
Spread across over 91,000 sq.ft. of rentable space, with average floor plates between 15,000–18,000 sq.ft., the tower is built for scale. Whether for single-tenant occupancy or multi-brand leasing, the project offers flexibility in layout, access, and planning—with a rooftop cafeteria space enhancing workplace culture.
The building is targeting both LEED Gold and WELL Silver certifications, with a strong focus on environmental and human sustainability. Features include rainwater harvesting, sewage treatment (STP), effluent treatment (ETP), and a 100% DG power backup system—making it future-proof for compliance and corporate ESG goals.

Explore the design elements inspired by nature
The architectural language is built around scale—with expansive floor plates, tall ceiling heights, and shaft-integrated planning that enables flexible configurations for growing enterprises, enterprise-grade teams, and multi-functional operations.
Each level follows a grid-based design logic, allowing for seamless fit-outs, intelligent zoning, and adaptable MEP (Mechanical, Electrical, and Plumbing) systems. This ensures the space can accommodate a range of business types—from tech firms and studios to consulting offices and co-working models.
Situated in the historically industrial heart of Perungudi, the tower honors its location’s legacy while introducing a bold, modern expression. Clean elevation lines, minimal ornamentation, and efficient structural design ensure the building feels current without losing its contextual grounding.

The project is ESG-aligned from blueprint to build, with targeted LEED Gold and WELL Silver certifications—positioning it as one of India’s first CI-certified commercial towers.
Every 15,000–18,000 sq.ft. floor plate is designed to accommodate varied office sizes and tech-heavy setups, with pre-provisioned shafts for seamless data, voice, and power integration.
With 110 car parks and 3 high-speed passenger lifts, movement within and around the tower is frictionless—ideal for large teams and client-facing businesses.
